Our August 2025 Rotorua Property Market is based on information sourced from the REINZ verified sales reports to end of July 2025 as published on 14th August 2025.
National Trends
Number of properties sold nationally increased 4.0% year-on-year.
Number of properties sold, excluding Auckland, increased by 6.1% year-on-year.
NZ saw a 4.2% decline in listings compared to July 2024.
NZ excluding Auckland saw a 5.2% decline in listings compared to July 2024.
The median number of days to sell for NZ declined by one day to 48 days.
The House Price Index (HPI) for NZ is showing:
- A decrease of -0.4% month-on-month (June - July 2025)
- A year-on-year increase of +0.1%
- Average annual growth rate of 3.4% over the past five years.
Overall
The number of listings was lower than in July 2024, but sales activity has increased.
HPI as a measure of market trend remains relatively flat month-on-month and year-on-year reflecting a stable but static market trend.
Lizzy Ryley REINZ Chief Executive comments “The lift in sales compared to last July suggests there’s a solid level of interest despite fewer new listings coming to market” and further “with median days to sell holding steady or improving slightly, it’s clear that buyers still feel they have time to assess the market”.

Rotorua Property Market Update
There are currently (as at 3rd September 2025) 455 properties listed for sale in Rotorua. This compares to 455 listings as at 16th July, 525 listings as at 29th April 2025, and 530 listings as at 21st March.
63 sales were recorded for July 2025, down from 74 sales for June (adjusted sales count), 75 sales for May, and 81 sales for April.
The 63 sales for July 2025 were down from 84 sales recorded for July 2024 being a 25% decrease year-on-year, as compared to the NZ (excluding Auckland) trend of a +6.1% year-on-year increase in the number of sales.
HPI market trends for Rotorua show:
- +0.4% for July 2025 (versus June 2025)
- -0.4% for the 3-month period May-June-July 2025
- -0.1% for the 1-year period August 2025- July 2025
Overall
The month-on-month decline in the number of sold properties (June 2024 to July 2025) was the opposite of the positive month-on-month national trend. A disappointing result for Rotorua.
The number of properties listed for sale has remained low month-on-month, however we expect that as spring progresses, we will see a seasonal lift in the number of properties being listed for sale.
HPI as a measure of market trend remains relatively flat month-on-month and year-on-year reflecting a stable but static market trend.
