Welcome to our February 2025 Rotorua Property Market Update, which is based on the REINZ sales reports to end of January 2025.
National Trends
The total number of properties sold in NZ increased by 17.5% compared to January 2024.
Listings increased annually by 21.2% year-on-year.
Median days to sell rose by six days to 54 days and excluding Auckland increased by five days to 54 days.
Number of sales in January 2025 (as expected) declined by 37% compared to December 2024.
Housing Price Index (HPI) as a measure of market trend is:
- A decrease of 1.4% year-on-year
- +0.2% from December 2024
- Average HPI growth rate has been approximately 4.3% per annum over the past 5 years.
- HPI is currently 15.7% lower than its peak in 2021.
“January is traditionally a slower month as New Zealand enjoys its holidays. Year-on-year, January shows prices holding steady,” says REINZ CEO Jen Baird. “Buyers are still enjoying the choices on offer, thanks to rising listing numbers and significant levels of property for sale. First-home buyers and owner-occupiers are still the largest groups at open homes, with salespeople reporting investor interest in pockets of the country.”
Overall
- January 2025 as expected was a quieter month for number of sales.
- The trend for more listings coming to market has continued (up 21.2% year-on-year)
- Housing Price Index remains almost static year-on-year continuing the HPI trend noted for 2024 as a static but stable trend.
Rotorua Property Market Update
There are currently 507 properties listed for sale (trademe.co.nz) as at 2 March 2025) compared to 437 properties as at 23 January 2025 and 512 properties listed for sale as at 19 November 2025.
33 properties were sold in January 2025, compared to 68 sales in December 2025, 84 sales in November 2024,
57 sales for October 2024, and 82 sales for September 2024.
HPI as the most accurate measure of market trend was -1.7% for the month of January 2025.
The 3-month HPI results from toward the end of 2024 to end of January 2025 are:
- +4.5% for Sept-Oct-Nov 2024
- +2.5% for Oct-Nov-Dec 2024
- 0.2% for the most recent Nov-Dec-January period
The HPI trend for the 12 months February 2024 - January 2025 was -3.9%, compared to -1.4% for the 12 months January 2024 – December 2024. Average HPI growth rate has been 4.6% per annum over the past 5 years.
Overall
The almost static trend in 12-month HPI results reported at the end of 2024, has ‘tipped back into negative territory’ with a -3.9% for the 12 months February 2024 – January 2025.
However, the encouraging ‘positive bounce’ in 3-month HPI trend noted toward the end of 2024 is ‘holding’ with a -0.2% result for the 3-month Nov 24-Dec-Jan 25 period.
Sales for January 2025 (33) were down from December 2024 (68) which is the typical seasonal trend.
The number of properties listed for sale has increased by 16% from 437 listings (23 January 2025) to 507 (2 March 2025).
Power of 2 Update
As measured by HPI the Rotorua Property Market slightly underperformed year-on-year compared to the national trend.
What is pleasing is the positive HPI 3-month trends reported toward the end of 2024 have ‘held steady’ as we enter the 2025 year.
Veena and I have recently experienced higher levels of buyer activity and have achieved four sales for February.
These were across a diverse range of locations, and price points from $450,000 (affordable entry) through to $820,000 (more upmarket).
Three of the buyers were first home buyers with the fourth being owner-occupiers.
As mortgage interest rates soften, we have noted an increase in inquiry from prospective rental investor buyers.
The recent progressive declines in mortgage interest rates are encouraging and our thought is that this is likely to stimulate higher levels of buyer activity as well as ease pressure for existing property owners servicing a mortgage.
The outlook remains ‘up-beat’ and with buyers becoming more active it is timely to consider getting an appraisal of where your property sits in the current market.
