Our July 2025 Rotorua Property Market keeps your finger on the pulse of the Rotorua property market. Read on for positive news of continued stability in the market trend, and a significant year-on-year increase in the number of properties sold.
Welcome to our July 2025 Rotorua Property Market Update, which is based on information sourced from the REINZ verified sales reports to end of June 2025 as published on 15 July 2025.
National Trends
The number of properties sold for NZ (excluding Auckland) increased by 21.4% year-on-year.
The number of properties sold for NZ (excluding Auckland) declined by -21.5% month-on-month (May 2025 versus June 2025).
Median days to sell have increased by three days to 50 days.
The number of properties listed for sale has declined nationally compared to June 2024.
The House Price Index (HPI) for NZ (excluding Auckland) showed:
- A decrease of -0.9% (month-on-month) compared to May 2025
- A 3-month decrease of -1.1% for April-May-June 2025
- A year-on-year increase of +0.3%.
- Average HPI growth rate has been +5.1% per annum over the past 5 years.
Overall
There has been a significant year-on-year increase in the number of properties sold.
Median days to sell has increased slightly to 50 days, which suggest that buyers are continuing to feel they have time to explore their options.
HPI shows a continued, relatively static market trend across both shorter term (one month, three month) and across the longer term (year-on-year).
The negative one-month trend in number of properties sold is, in our opinion, in line with the typical seasonal trend as winter progresses.

Rotorua Property Market Update
There are currently (as at 16th July 2025) 455 properties listed for sale in Rotorua. This compares to 525 listings as at 29th April 2025, and 530 listings as at 21st March 2025.
72 sales were recorded for June 2025, compared to 75 sales for May 2025, 81 sales for April 2025, and 78 sales for March 2025.
72 properties were sold in Rotorua in June 2025, up 20% year-on-year from the 60 sales recorded for June 2024.
HPI market trends for Rotorua show:
- -1.8% for June 2025
- +0.1% for the 3-month period April-May-June 2025
- +0.2% for the 1-year period July 2024-June 2025.
The decline in the number of properties listed for sale is in our opinion in-line with the typical seasonal pattern as winter progresses.
The 72 sales for June 2025 are in line with the 75 sales recorded for May 2025. On this basis, Rotorua has out-performed the NZ (excluding Auckland) trend of a -21.% decline in number of sales month-on-month.
The number of sales recorded each month remains steady at around 70+ sales per month in recent months.
The Rotorua property market also recorded a jump of 20% in the number of properties sold year-on-year (from 60 to 72), with this trend being in-line with the national trend.
As measured by HPI the Rotorua market trend has, despite a slight decline recorded for June 2025, maintained an almost static 3-month and 1-year trend which is indicative of a stable longer-term trend.
Overall
The Rotorua property market is showing positive signs with:
- Static longer term HPI trends being indicative of a continued, stable market trend.
- The number of properties sold is ‘holding steady’ month-on-month (as opposed to the typical seasonal decline).
- The number of properties sold is up 20% year-on-year.
